Retention circumstances

The retention provides security for the satisfactory completion of the works and the rectification of defects. Where applicable, retention is withheld from payments and released in accordance with the contract terms, with final release dependent on the successful completion of any defect liability or rectification period specified following contract completion.

Retention release

Retentions are released in accordance with the terms of the relevant construction contract. Typically, 50% of the retained amount is released upon practical or sectional completion and included in the payment relating to that milestone. The remaining retention is released at the end of the 12-month defects liability period, subject to any identified defects having been satisfactorily rectified. Where defects have not been rectified, the retention may continue to be held until the required works are completed, or deductions may be made to cover the cost of completing the remedial works.

Retention release stages

Retained amounts are released in stages through the valuation certification process. Typically, 50% of the retention is released upon practical or sectional completion and included within the relevant valuation certificate issued by the responsible Quantity Surveyor.
