Description

British Council has decided to proceed with the sale of the freehold property in Madrid city and relocate the main office to a new centre with more attractive demographics and accessibility for teaching operations. The project requires comprehensive Design & Build services for a 650-683 sqm space to accommodate Teaching Centre, Exams, and Back Office functions. The scope includes: Design & Build Delivery: Under the Design & Build model, JLL Tétris Spain provides single point of responsibility for: • Project initiation and brief development • Complete design phase (Preliminary Study, Concept Design, Developed Design, Detailed Design with MEP coordination) • Pre-construction phase with Fixed Price agreement based on developed design • Turnkey construction and fit-out execution • FF&E (Furniture, Fixtures & Equipment) coordination, supply and installation • Management of all subcontractors • Project close-out, certifications, and aftercare support The estimated construction budget is £350000 (including VAT) based on 320 sqm at £1,300/sqm, aligned with JLL benchmarks for similar Madrid office fit-out projects.
