<p class="xmsonormal"> <span style="font-size:11.0pt">The conditions present at the time of inspection were not representative of the standards normally maintained at our establishment. Unfortunately, our rating resulted from a boiler failure that occurred around the time of the inspection, which led to a lack of hot water. This affected our ability to comply with cleaning requirements.</span><o:p></o:p></p> <p class="xmsonormal"> <span style="font-size:11.0pt">The issue has now been fully resolved and new boiler has been installed. We have already reapplied for a follow</span><span style="font-size:11.0pt;font-family:"Cambria Math",serif">-</span><span style="font-size:11.0pt">up inspection so we can demonstrate the high standards we have consistently upheld for many years. We take maintenance very seriously, particularly given the unique challenges of operating within a 400</span><span style="font-size:11.0pt;font-family:"Cambria Math",serif">-</span><span style="font-size:11.0pt">year</span><span style="font-size:11.0pt;font-family: "Cambria Math",serif">-</span><span style="font-size:11.0pt">old listed building.</span><o:p></o:p></p>
